Melodie called the meeting to order.
OLD BUSINESS:
Barbara opened the meeting with the reading of the minutes from last month and the accomplishments:
- Backflow Prevention – In response to a letter we received from the City of Margate regarding the installation of Backflow Preventers in our community, Joe gave us an update on what has transponded working with the City and some of the licensed plumbing companies in our area. They are investigating whether the mandate that the City has imposed will allow us to put 1 system at our pool and clubhouse or the possibility of us needing to install 11 more, 1 at each cluster. The Board as well as Maintenance will be doing extensive investigations to resolve this issue with as little financial output as possible. We will keep all owners informed as the situation merits. If it is found to be required, it will be a huge expense that will need to be dealt with accordingly.
- All other old business has been accomplished.
NEW BUSINESS:
- Today’s meeting is the last monthly Board of Directors meeting that Marshall will be attending as our Treasurer. We want to thank Marshall for the years of service he has given to our community and the time and effort he put in as our Treasurer.
- Marshall turned over the official HOA original documents that were in his possession to Barbara for keeping.
- Melodie requested that Marshall turn over last year’s 1040 taxes, balances for each owner and any and all financial documents to our new Treasurer when appropriate. Our future Treasurer attended the meeting to familiarize herself with the finances. She has been preparing for the Treasurer position so there won’t be any gaps in accounting.
- Marshall prepared a rough draft of the Annual Budget and each item was discussed. Melodie will overlook the budget and prepare the future budget as Marshall will be retired from his position. He will be preparing the final budget report and it will be given out to Owners who attend the annual member meeting. The 2020 annual budget will also be available on our website for everyone to see.
- Sprinklers – There have been many concerns regarding the sprinklers and the lawns. We are aware of your frustrations. As a community, we have gone through many struggles this past year, starting with our previous lawn company not performing properly, the pump breaking, hiring a new lawn service, the canal drying up, the canal full of algae when it filled up and then a period of weeks of continued rainfall. None of the previous has helped our lawns, as a matter of fact it has hurt it. We now have fungus from all the rain, that is what some of the brown spots are on most of our lawns. Our lawn service fertilized and killed all the weeds about 2 weeks ago. The brown spots are also the dead weeds. Now that the extreme rain has slowed down, the lawn company will be turning the sprinklers back very soon. We ask that you have patience in the restoring process that needs to take place with the proper maintenance that our lawn service is trying to accomplish. Please do not water the lawn and increase our water bill.
- Our 2020 Annual Member Meeting will be held on December 8th at 7PM. Please return a (proxy) ballot. (One per villa.) We will email and place on the bulletin all of our new 2021 Board of Directors a few days after the meeting. Owners do not need to attend and will be notified of the final outcome. Please wear a mask and keep a distance from other Owners if you choose to attend.
