Amidst the 2025 holiday activities at Garden Patio Villas this year, the once serene Executive Golf Course is currently undergoing an incredible metamorphosis. Here are the stages of construction of Coral Edge, a new community of 132 townhomes by Pulte Homes. The homes will feature three bedrooms, 2.5 bathrooms, and one-car garages. It’s a journey from open greens to modern living.
The first rumble of heavy machinery marked the beginning of a significant undertaking: excavation. This crucial stage involves digging and moving earth to prepare the site for the new structures. It’s more than just digging; it’s about shaping the terrain, creating the necessary levels for roads, utilities, and the foundations of future homes. The sheer volume of earth moved during this phase is impressive, fundamentally altering the existing landscape.
Another component taking place during this Earthwork phase includes the canal construction. We hope to show more photos as the development construction takes place.
Prior to any major construction, an essential step for a site like the former Margate Executive Golf Course is remediation. This involves addressing any environmental concerns, ensuring the soil is clean and safe for residential development. This might include testing for and removing any contaminants or preparing the ground to meet stringent environmental standards. It’s a vital process that guarantees a healthy and sustainable foundation for the Coral Edge townhome development.
With excavation complete and any necessary remediation addressed, the next step is grading the land. This involves leveling and sloping the ground to achieve the precise elevations required for drainage, infrastructure, and building pads. It’s a delicate dance of bulldozers and graders, ensuring that every inch of the land is perfectly prepared for what’s to come. Proper grading is critical for the stability of the townhomes and the efficiency of the community’s drainage system.
Once the land is perfectly graded, work begins on the individual home sites. Pouring a foundation is arguably the most critical structural step. This involves laying the necessary formwork, installing rebar (reinforcing steel) to provide strength, and then pouring the concrete slab.
With the foundation cured and ready, the structure finally begins to rise from the ground. This is the skeleton stage, or framing, where the walls, floors, and roof trusses are installed. This phase uses lumber or steel framing to define the actual shape and dimensions of the 132 townhomes. It’s during this period that the community truly takes shape, giving passersby the first real sense of the neighborhood’s layout and design.
The community will feature one main road leading from the entrance of Margate Blvd. toward the back of the development, ensuring a streamlined flow of traffic. Beyond the homes, Coral Edge is designed for a family lifestyle. Future residents will enjoy recreational amenities, including a pool, a community clubhouse and a fitness center. All these amenities will be clustered together on the far west back of the property.
In front of Coral Edge, there will be a public park for anyone to walk and enjoy some green space. Benches and a walkway will be made available to anyone who wants to visit the park. Garden Patio Villa’s community can enjoy this area since it will be directly next to us off Margate Blvd.
