Living in a close-knit community like Garden Patio Villas has immense perks—shared beautiful spaces, a sense of security, and the charm of attached villa living. However, because our homes sit so close together, certain rules are in place specifically to ensure everyone’s safety.
One question that occasionally comes up is why our Rules & Regulations strictly prohibit external additions like awnings, canopies, and pergolas. While these structures seem like great ways to catch some shade, this rule was actually put in place because of real-world incidents in our neighborhood.
Here is why no awnings, canopies, or pergolas are allowed at Garden Patio Villas:
This restriction isn’t just a hypothetical safety measure. Before this rule was officially added to our regulations, loose patio items and unapproved structures were caught by high winds and actually struck neighboring properties. Because our villas are attached and built in close quarters, a hazard for one home is instantly a hazard for the next. These past incidents proved just how quickly a backyard addition can become a liability for the community.
During regular thunderstorms or severe weather events, wind speeds can ramp up in a matter of minutes. Lightweight structures like fabric awnings and pop-up canopies act exactly like sails on a boat. They catch the wind, trapping massive amounts of upward and outward force.
When the wind gets underneath these structures, they can easily snap or unanchor. Driven by high winds, airborne metal poles, heavy wood beams, or shredded canvas become dangerous projectiles that can easily smash through a neighbor’s windows, damage their roof, or dent their vehicles.
During a tropical storm or hurricane, sustained high winds leave zero room for error. Pergolas and awnings cannot easily be disassembled when a storm warning is issued. If a Member is out of town or unable to take down a temporary canopy in time, that structure becomes an immediate threat to the entire block.
The Bottom Line: The restriction on “no awnings, canopies, or pergolas” is a collective safety measure born out of experience. By keeping our patios clear of unapproved overhead structures, we look out for one another and ensure that Garden Patio Villas remains a safe, resilient place to call home.
