Board of Directors Meeting, July 1, 2020

BOARD MEMBERS PRESENT: President, Melodie Savoca, Treasurer, Marshall Hyman, Secretary, Barbara Reul
RESIDENTS PRESENT: Joseph Reul, Maintenance
Melodie opened the meeting with a review of items that needed attention previously and were accomplished since our last meeting.
OLD BUSINESS:
- The sprinkler pump motor has been ordered and will be installed on July 7. After that it needs to be checked to make syre it’s working properly, then have a wet check for all sprinklers working or being replaced. Hopefully this will be completed by July 11th.
- Sending letter to owner (C3U6) regarding broken window
- Contact information for all residents. Barbara is in the process of updating phone numbers and or emails to assure better communication between the board and residents. We now have over 50 emails from residents! If residents don’t have email we are posting important items on the bulletin board by mailboxes.
- The Board has created a new consent form for creating a resident contact document for all owners. They will be distributed to all residents once permission is done and completed. This might have to wait till the next annual meeting to have received all consents.
By-Laws:
Our By-Laws have been reviewed and are now being updated by our attorney. The Board discussed 2 items that are currently in our by-laws and will remain in the updated by-laws.
- No rentals of any villas includes rental of rooms within the villa
- Residents must carry HomeOwners Insurance for their villa which includes the replacement cost of their villa
NEW BUSINESS:
- This month the coconuts will be taken off trees and a decision for the removal of 2 other trees will be made.
- Joe, our maintenance man installed new security signage at entrances and in pool area
- We did get in contact with an owner (C3U10) who is interested in taking the treasurer position. Melodie met with her for several hours and believes she is an excellent fit for this position with accounting experience. She will train with Marshall through 2020 and then will be voted in at our annual meeting unless someone else has an interest in this position.
- Marshall discussed the water bill. Our bill runs on average $5,100. every month. This is a big portion of our money. Residents should be mindful of water use, toilet leaks,water continuously running.
