PROCESS FOR BOARD MEETINGS – Board Members will follow the approved method (Roberts Rules) for conducting monthly Board Meetings along with Florida Statute 720 and our Governing Documents.
PLANTING ON ASSOCIATION PROPERTY – Prior history of Board decisions relating to HOA rules regarding planting on Association property was reviewed and discussed. An update to the Declarations (Covenants, Conditions and Restrictions) of Garden Patio Villas’ Governing Documents was voted by Members on September 22nd 2020.
Article III, Section B, Par. 12 of the Declaration – PLANTING AND REMOVAL OF SOD AND SHRUBBERY: NO SOD, TOPSOIL, TREES, PLANTS OF ANY KIND OR SHRUBBERY SHALL BE PLANTED OR REMOVED FROM THE GARDEN PATIO VILLAS LAND, NO CHANGE IN THE ELEVATION OF SUCH AREAS SHALL BE MADE, AND NO CHANGE IN THE CONDITION OF THE SOIL OR THE LEVEL OF THE LAND OF SUCH AREAS SHALL BE MADE WHICH RESULTS IN ANY PERMANENT CHANGE IN THE FLOW AND DRAINAGE OF SURFACE WATER WHICH THE BOARD, IN ITS SOLE DISCRETION, CONSIDERS DETRIMENTAL. HOWEVER, AN OWNER MAY PLANT WITHIN HIS OR HER OWN LAND OF 15 FEET FROM THE VILLA WALL AFTER OBTAINING BOARD APPROVAL.
Note: Enforcement of “Planting on Association Property 15 Foot Rule” will continue for unapproved plantings.
Using the Common Elements Approval Form is also required.
LANDSCAPE MAINTENANCE – Costs for landscape maintenance may increase if unapproved plantings continue. Custom trimming around such plantings may create more labor costs.
FEB 1st – NEW TRASH PICK UP SERVICE – Republic Services will be servicing the city of Margate for all trash pick up. We will continue to use our existing trash bins for service.
MEETING COMMENTS BY MEMBERS: Landscape crew needs supervision to ensure proper trimming. Request to rake leaves under bushes in addition to blowing leaves for clean up. Lighting near both entrances is too dark. Needs to be brighter for Member safety. The canal South of Clusters 9, 10 and 11 is becoming murky. Public Works must be notified. Members need to come together as a community.
