What Are Common Elements?

Homeowners Associations have common elements. What are they? Garden Patio Villas‘ common elements are villa and community areas that belong to all owners. Our common elements include and are not limited to:

• Roofs
• Sidings
• Windows
• Doors
• Garage Doors
• Porch Additions
• Utility lines
• Party Walls
• Privacy Walls
• Driveways
• Painting

What Do Common Elements Mean For Owners?

Garden Patio Villas Association maintains the same standard throughout the community so that the appearance looks nice and is in unity. What does that mean for each villa owner?

1. Specific colors are required to comply with Garden Patio Villas standards.
2. Board approval is required prior to making changes or additions to anything on the outside of your villa. Owner(s) must first get an approval form signed by the Association.
3. Many times, Architectural work requires proper building permits from the City of Margate. After getting approval from our Association, you can file paperwork to get the building permit with the city. Improper procedures may impose fines or a lien on your property.
4. No garage conversions allowed for adding another room to your villa.

Common elements and Architectural items in your Homeowners Association can vary depending on your Governing Documents. In addition, the types of buildings and structures may make paperwork and approval a bit confusing! At Garden Patio Villas we ask you to fill out our Architectural Review Committee form to make sure you are following our guidelines and rules in our Governing Documents.
