Proposal 1 – FAILED for two-thirds of Member votes and did not pass.
Proposal 2 thru 21 – PASSED for two-thirds of Members votes and passed.
NOTE Per our 2004 Governing Documents:
Bylaws require a ⅔ vote from the total number of Member votes received which was 77. This equates to 52 votes to pass.
Declarations require a ⅔ vote from the total number of Member villas which is 83. This equates to 56 votes to pass.

OLD BUSINESS:
Melodie called the Board meeting to order. Barbara opened the meeting with the reading of minutes from last month. Accomplishments were stated:
NEW BUSINESS:
Proposed Amendments have been completed, packages have been handed out to most of our Owners. Owners that are not home, or were out, their packages have been emailed or sent by US Mail. The Lawyer is requesting Restricted Proxy Votes due to COVID 19. Proxies are due back September 18th. We will hold a Member Meeting on Tuesday, September 22nd at 7 pm at the clubhouse and on Zoom. Seats in the clubhouse are limited due to COVID restrictions.
The Board voted and approved raising the Maintenance compensation to $220. per month. This job requires a lot of time and work keeping up with the general appearance and issues of our community. This position oversees all of our vendors ie; lawn service, sprinklers, trees, pool, repair estimates, light poles and signage issues. Any maintenance issues should be addressed to Joe. (C3U3) He is in charge of Maintenance and can be reached at (754) 444-6654 or by email at gpvmaintenance@gmail.com.
Barbara brought up the possibility of doing some community events toward the end of October if Broward County COVID restrictions permit. More discussion on this subject will continue at the next Board meeting.

As you know, our Homeowners Association pays for everyone’s water. This is included in your maintenance fees! What happens to our HOA finances when there is a running toilet?
When an Owner has a running toilet, it raises our water bill! This is not free water! If the running toilet is ignored over a couple months, it means our Association is losing hundreds of dollars! This money that is a combination of all Owners’ monies is being wasted!
Our Association is on a limited budget. No one wants to raise the maintenance fees yet when our water bill sky rockets due to a running toilet or a leaky faucet what are we to do?
Let’s look at the last few months increase of water bills due to running toilets at the clubhouse and at an Owners home:
Unfortunately, these increased water bills means we spent money we could have used to help cover expenses such as: trim our trees, cut down diseased trees, replace missing hedges, or redo our private roads.
Let’s work together to watch for running toilets in our own villas and in the community clubhouse. If no one fixes the problem, our water bill raises and we lose a lot of money. Let’s stop this from re-occurring and save our Association money now and in the future!

Garden Patio Villas and other Senior Communities in Margate, Florida were blessed to get care packages this week! Today, August 21, 2020, Vice Mayor Arlene Schwartz and Commissioner Anthony Caggiano dropped by with a helpful crew to deliver these items to us!
The donated care packages consist of sanitizer and a Margate mask! The City of Margate held this special program this week and all senior communities were invited to join in Margate. Two care packages will be given to each villa Owner here at Garden Patio Villas Association.

The Board of Directors will be passing them out the week of August 23rd at our information meetings being held this coming week. For those who are unable to attend or who are attending the zoom information meeting, we will be dropping them off at your villa.
Thank you to our City of Margate for the donations and making this happen! Thank you to all the wonderful workers who helped to deliver the sanitizers and masks to our senior communities! We appreciate you and the care masks and sanitizer we received!

The meeting was called to order. Melodie addressed everyone on how the meeting should run regarding any questions Owners may have.
OLD BUSINESS:
Melodie asked Joe on Maintenance for an update on items that have been accomplished this last month that he oversees. Joe states the following:
The meeting then proceeded with the reading of the Minutes from last month by Secretary, Barbara. All items have been completed with the exception of the Amendments to the By-laws. Melodie stated that we are in the final stages, our lawyer has compiled all of the changes and additions according to current HOA laws and has presented them back to us for review and approval. We will be meeting next week for a final review before proceeding forward sharing the proposed amendments with all of our Owners..

This past weekend, Margate Flag Committee (a group of Margate residents) stopped by our Garden Patio Villas Homeowners Association and paid us a visit!
Margate Flag Committee was created in 2019 as a community organization that volunteers time and finances to help persons who physically need help to put a flag up on their home.

Although somewhat halted during COVID, members of this group came out this past weekend for a visit! A few special volunteers came and put up the American flags for our community.
Garden Patio Villas was blessed to have Margate Mayor Tommy Ruzzano, his wife Amanda and Rob Reiner who volunteered their time and finances to give and hang up flags to three Owners in our villas!

We all appreciate what you did for Garden Patio Villas! Thank you, Margate Flag Committee!
